Bruce brings a rare combination of real estate brokerage, construction, engineering, development, operating-company leadership, family-business experience, succession insight, AI-enabled analysis, board governance, and asset advisory.
His practice spans all phases of residential and commercial real estate, with particular emphasis on luxury, waterfront and coastal properties, lifestyle-driven communities, private country clubs, active-adult markets, commercial and multifamily assets, investment properties, new construction, resale strategy, valuation analysis, and buyer and seller representation.
Before entering real estate brokerage, Bruce spent 37 years in the electrical construction and engineering field and served as Principal and CEO of The Germinsky Group, a five-company enterprise rooted in three generations of Germinsky family ownership dating back to 1922. The group included E.J. Alrich Electrical Contractors, Trend Control Systems, CIMSCO, and related companies specializing in electrical construction, design-build delivery, energy services, building automation, and facility operations.
Through The Germinsky Group, Bruce developed an intimate understanding of family-owned businesses, succession planning, leadership transition, operating-company growth, and the challenges of building, modernizing, managing, and positioning a business for its next stage. One of the group’s most significant success stories was Trend Control Systems. Bruce introduced Trend technology to the United States by acquiring the exclusive North American license for a pioneering British building-automation platform. He then expanded the business through six locations across the United States and Canada, helping position Trend as a significant North American platform ultimately acquired by a major multinational conglomerate.
Bruce also brings direct real estate development experience, including luxury spec-home development in Coconut Grove, Florida, where he managed land acquisition, design, construction, marketing, and sale. His background includes extensive HOA and condominium association leadership, as well as service on corporate, nonprofit, community governance, and synagogue boards over the years.
Today, Bruce applies multiple AI platforms within BG Realty’s day-to-day operations to enhance market research, valuation analysis, client communications, property positioning, marketing strategy, and transaction support. This technology-forward approach allows BG Realty to deliver a higher, more efficient level of service while maintaining the judgment, discretion, and practical experience clients expect from a seasoned broker and advisor.
